A1: Staging is the process of preparing and presenting a space, typically a home, in a way that is appealing to potential buyers or renters. Q2: What are the benefits of staging a property?
A2: Staging offers several advantages, including:

Q3: Why are your prices so affordable, what's the catch?
A3: The cost of staging can vary depending on factors such as the size of the property, the scope of work, and the staging company's rates. Generally, the cost is calculated either as a percentage of the listing price (commonly around 1-3%) or as a flat fee. With Staging N Designs we keep our prices simple with zero catches! Based on the selection of your package we will stage your home with unique peaces to bring out the most aesthetically pleasing vision for your listing up to a maximum of 2,300 sq. feet for each plan. We do stage bigger homes, however it typically requires more items to fill the space, and we are transparent that per every additional 1,000 sq. feet we charge an additional $500 to the choice of your package.
Q4: Is staging only for vacant properties?
A4: No, staging is not limited to vacant properties. While vacant homes can benefit greatly from staging, as it helps potential buyers envision the space's potential, occupied properties can also be staged. In occupied staging, professional designers work with the existing furniture and décor, rearranging, decluttering, and enhancing the space to create a more appealing presentation. Typically, our sales consultant will walk you through what those steps look like and the fees involved for this type of package. The consultation will still be complimentary however based on the circumstances we will determine what will be considered a fair price to assist with your staging.
Q5: How long does the staging process typically take?
A5: The duration of the staging process is pretty quick. Upon your first initial consultation it can take a minimum of 3 business days to collect the items for your listing. When arriving at the property it typically takes 4-6hrs maximum to get the staging complete. Depending on the circumstances, we might revisit the property on the following business day to add any final touches if it's not up to standards at no charge to your start date.
Q6: Do I need to stage every room in the property?
A6: In most cases, staging focuses on the main living areas, such as the living room, dining area, and kitchen. These spaces are where potential buyers form their strongest impressions. However, showcasing other rooms, such as the primary bedroom, home offices, guest rooms, or outdoor areas, can also add value and appeal, depending on the property and target market.
Q7: Can I use my own furniture and accessories for staging?
A7: While using your own furniture and accessories is an option for occupied staging, with Staging N Designs we typically provide furniture and accessories as part of the services. This allows for a cohesive and expertly curated look that highlights the property's potential and appeals to a broad range of potential buyers.
Q8: Why is your staging term so short?
A8: At Staging N Designs, we believe in first impressions. We strive to get the buyers to almost make it impossible to walk away from your home. Although we can't promise you that we can get your listing under contract immediately, we believe that 75 days is plenty of time to advertise and promote your listing as necessary.
Q9: What happens if I want to extend my contract with the staging for a longer period of time?
A9: We understand that sometimes listings don't move as quickly as we all like. With that being said we have already created a pro-rated rate of $35 for per day or an additional $300 per month for any package of your choice by selecting a monthly extension. Despite the package that you have, you will still see savings if you were to extend in any format.
Q10: What happens if somethings get damaged through out the time?
A10: We understand that accidents can occur even with the utmost care and supervision. In the event of any damages, we will assess the situation and determine the necessary charges for repairing or replacing the affected items. We also consistently require property owners to maintain some form of liability insurance to cover potential damages or theft.
Q11: Can I book several listing stages for the same day?
A11: Depending on our booking calendar, we will make an effort to accommodate everyone to the dates they request. However, if the calendar is booked, we will try to squeeze you in on the following business day that is available.
Q12: I want to go live with my listing on Friday but I need the staging done by Wednesday for pictures? Can my contract date begin Friday as well?
A12: Unfortunately, our rule of thumb is that upon completing and turning over the staging to you, the time begins on the following day.
Q13: What happens if I book you and my client decides to not sell their home last minute?
A13: We understand that selling a home is nerve wracking. However, in order for you to get your full refund you must notify us 48hrs in advance. It requires an entire team to successfully stage your home, so if things happen we ask that you notify our office in a timely manner to secure your entire refund. If in any under circumstance you notify us 24hrs in advance only 50% of your full package will be refunded. Under the circumstances that your listing has been staged and your client decides to terminate their contract with selling his/her home, you will not qualify for any type of refund.
